The Problem
The existing asphalt was deteriorated, blistered and wind damaged. The underlying insulation
was saturated and the wood deck was rotted. After removing the roofing system, insulation, and
decking, it was discovered that many of the wood joists were deteriorating. Several of the main
support beams had fractured compromising the overall structural integrity of the building.
The Solution
All deteriorated joists and main support beams had to be removed and replaced with
new lumber. Careful consideration had to be given to natural gas lines, the sprinkler
system, electrical and phone lines and the heating system - most of which were
attached to the joints or structure that were being replaced.
After the building's structural integrity was re-established, new plywood deck was
installed. Over the new deck, a layer of isocyanurate insultation board was secured
to the decking using mechanical fasteners and steel plates. Over the secured decking
system, a new, fully adhered EPDM Rubber Membrane Roofing System was installed, returning
the roof to a watertight condition.
