The Problem
The existing PVC membrane roof system had reached the end of its serviceable life.
Open seams, failed flashings, and insufficient drainage were causing leaks and related
problems throughout the building. There were several isolated areas of saturated
insulation and corroded, non-performing steel deck.
An infared scan was utilized to isolate wet insulation and core samples were taken
to confirm the results of the infared scan.
The Solution
The wet insulation was removed and insulation fill was installed to bring the tear-off areas back to level
with the surrounding roof. Deteriorated steel decking was replaced as necessary. A new layer of 1/2" insulation
board was installed over the existing roof, and a new, mechanically attached,
reinforced TPO membrane system was installed.
Tapered insulation was added between the scuppers to promote positive drainage.
Tapered insulation was added between the scuppers to promote positive drainage.
The new TPO roof utilizes 10' x 100' rolls with heat welded seams. This particular system
came with a manufacturer's 15-year, no dollar limit warranty covering labor and material.
